on-site pool / grounds manager

We have an office, but no quarters for the employee to stay. There are grills to cook own food, otherwise no meals on premisis
Our condo association is researching the best way to replace our onsite manager that resigned this year. Our manager was responsible for opening, caring for, and closing the pool, and generalized "cleaning" of the common areas/keeping the areas neat and tidy, as well as enforcing the condo rules (ie: no throwing objects, no alcohol in pool area, etc.) She also gave keys out and collected them from renters, and collected any remaining balances due (but we're researching if we need a seperate person for rentals management in addition to the pool/grounds manager or not).
No uniform required. previous manager wore bathing suit (can use pool), as long as appropriate.
